We walk around the outside of the building looking at the roof, the exterior, and general site conditions. Once inside, we check the walls, ceilings, and floors in every room. We test electrical receptacles, open windows, look for cracks and leaks. We take the face of the electrical panel and evaluate the wiring. We operate all of the appliances in the kitchen and bathrooms. We check the water heater, the A/C and much more! You get the idea. What really makes us stand out though, is the teaching we do. We explain defects –and the simple differences in construction down here- in language you can understand. Depending on the property, you should budget approximately 2 hours or for an inspection, but we’ll stay as long as it takes to figure it all out and teach it to you. Of course, we’d love to have you along for the inspection! It makes it much easier for us to answer your questions and teach you what you need to know. But don’t worry too much if you can’t be there. After the inspection, we’ll type a narrative report, insert relevant photos, and email it to you the following day.
